Tiled Roofs

Roofing guide

Tiled Roofs

Pitched tiled roofs remain one of the most widely used roofing systems in the UK. Clay and concrete tiles overlap in courses so rainwater is directed down the roof and into the guttering.

How it works

Tiles are the outer weather-shedding layer. Beneath them, battens provide fixing points and a breathable roofing membrane provides a secondary line of protection. Ventilation around the eaves, ridge or tile vents helps manage condensation. Flashings and dry-fix systems weatherproof ridges, verges, valleys, chimneys and abutments.

Important: The right specification depends on the property, roof pitch, exposure, structure and existing roof condition. A site inspection is the best way to confirm the correct system.

What affects the lifespan of a roof?

Material quality matters, but installation and detailing are equally important. Roof pitch, wind exposure, ventilation, drainage, fixings, junction details and routine maintenance all influence how a roof performs over time.

  • Slipped, cracked or missing tiles or slates
  • Daylight visible through the roof space
